Haven for horses on sale in Woodland

After building a horse haven for their four daughters in Woodland, Adam and Angela Blackwell are ready to settle down on their new property in the Puget Sound.

The Blackwells are selling their 17-acre Silver Sky Farm in Woodland for $1,150,000. The fully fenced property features an indoor and an outdoor arena, three barns with 26 stalls, a swimming pool and a 1,930-square foot home with three bedrooms and 2.5 baths.

The Blackwells purchased the farm in 2010. One of the first things they built was the $300,000 indoor arena with retractable sides and a sprinkling system for when the dirt and dust starts flying. They also repaired the plumbing in the barns and added electrical fencing around the property.

“When you live in the Pacific Northwest with the rain, you get only a few months out of the year where you can ride unless you have an indoor arena,” Adam Blackwell said. “The sides go up and down. That’s really nice. In the really cold weather, you can have it totally enclosed. In the nicer weather, you still have the cover but with the sides open.”

The indoor arena is 14,280 square feet and the outdoor arena is 36,400 square feet with a judging table and a viewing area. Blackwell said both arenas are ideal for horse jumping and other equestrian events. There is a round pen, a two-acre pasture and a six-acre pasture that can be subdivided. The main barn has laundry and bathroom facilities and extra space to install more stalls or store machinery. There are also full RV hookups, a silo, a smaller secondary barn with paddocks and two wells.



“We think this place could turn into a really nice equestrian boarding facility,” Blackwell said. “It has everything to be a perfect boarding facility.”

The house comes with two master suites, a large kitchen, a swimming pool and a hot tub. There are also decks in the front and back of the home that provide lookout points to the rest of the property.

“The living space is nice and open,” said Candice Rambo, a broker with City Realty Inc. “It needs a little bit of love, but its ready to go. It’s ready to have it’s new owners.”

Adam Blackwell will miss the facilities. It’s the perfect place for a family who loves horses.

“It’s really nice having everything there. It’s close to the house. You can just walk right to the facilities and take care of your horses,” he said. “Wherever you go, you have to build all of that. And to build all of that takes a lot of work and it takes a lot of time and money.”
