A look at the housing market in North Clark County

In recent years, a population development boom has hit communities in North Clark County. From manufactured homes to mansions, the home listing scene on Zillow.com for North Clark County has something for everyone.

Starting in Woodland, a 2017 manufactured home sits on 3.45 acres next to Johnson Creek at an asking price of $555,000. The home features three bedrooms and two full bathrooms with 2,100 square feet of space, as well as a large unfinished outbuilding on the property.

Traveling to Ridgefield, a 2022 single family residence on a 3,049 square foot lot has an asking price of $479,995. It includes four bedrooms, three bathrooms, and 1,929 square feet of living space at below the median price in the area. The home is being built on lot number 182 in a new development called The Ridge at Kemper Grove. As of Thursday, March 2, the development has 19 homes for sale and four buildable plans available.

The final stop of the journey takes us to Battle Ground where a new apartment unit will be available to rent on March 15. Unit 207 of the Daybreak Gardens Apartments features two bedrooms and one bath in 947 square feet of space for a renting price of $1,668 per month. The unit comes with stainless steel appliances and a washer and dryer. Daybreak Gardens is located on Southeast Clark Avenue in Battle Ground in close proximity to Old Town.



“In January 2023, U.S. home prices were up 1.2% compared to last year, selling for a median price of $382,758,” Redfin.com states. “On average, the number of homes sold was down 33.4% year over year and there were 274,379 homes sold in January this year, down 412,171 homes sold in January last year. The national average 30-year fixed rate mortgage rate is at 6.3% and up 2.8 points year over year.”

The Northwest Multiple Listing Service (NWMLS) noted 42 new listings were added in January in Clark County, which had a total of 94 active listings. In January of 2022, there were 68 new listings. Homes stayed on the market for roughly nine days, while in January of this year, residences averaged 44 days on the market, according to Redfin.com.

January saw 56 listings with pending sales compared to 78 in January of the prior year. Closed sales stayed almost the same. In January, 42 sales were closed compared to 46 a year ago. The median house price in Clark County sits well above the national median. In January of 2022 the median price was $499,475, compared to January 2023’s median price of $532,500, according to NWMLS.
