Woodland experiencing economic boom with multiple projects underway

The city of Woodland is experiencing growth, both economically and in terms of housing, as numerous commercial, industrial, and residential developments are either under construction or in the planning process.

The most visible project, easily spotted from Interstate 5, is the ongoing construction for a Del Taco fast food restaurant on Belmont Loop, where Popeyes and the Chevron gas station already exist. The city has also approved a Wendy’s fast food restaurant, which will be located at the pad directly east of Dutch Bros at the intersection of Beechwood Street and Pacific Avenue.

Another commercial project was submitted in April, featuring three commercial lots at 1609 North Goerig Street. The project, titled “Paddle House Tap Room,” is slated to bring a 2,400 square foot taphouse in phase one, with phase two and three adding two additional 1,600 square foot commercial buildings. The preliminary site plan features a large outdoor space and stage, as well as a gathering area associated with the taphouse portion of the development.

Along with the commercial projects, the industrial scene continues to grow, with new buildings housing businesses such as Pacific Golf and Turf, a golf cart and turf equipment dealer, located along Schurman Way. Further south on Schurman Way, at Port Way, a project slated to bring a 68,869-square-foot warehouse and office distribution center for steel products utilizing the railroad was approved by the city. The warehouse tenant is labeled Brown Strauss Steel. Steel products will be transported to the site by rail and stored in an on-site lay-down yard, according to the project description.

One of the more impressive industrial projects, the Trammel Crow Company site plan located at 345 North Pekin Road has been approved by the city. The project is slated to bring 931,186 square feet of warehouse space, including 191 dock doors and 546 parking spaces, across two buildings. The project description states that occupants for the proposed buildings will likely be identified after the start of construction. Each building is designed to be a multi-tenant building to allow up to four separate tenant spaces with parking, trailer storage and utilities provided for each tenant.

Examining the growing residential landscape, numerous projects stand out.

First, one with possible traffic woes is slated to take place at Sandalwood Road at East CC Street. The project, Lewis River Townhomes, was approved this April, and is stated to include 39 townhouse units for single-family residential use. The examiner’s decision states the applicant will realign the northern portion of Sandalwood Road to align with the west boundary of the site and construct a new intersection with CC Street.

A couple of apartment projects have sat approved for over two years, one being the eight-building Oak Village Apartments on Green Mountain Road and the other being a two-building apartment project between Goering Street and East Scott Avenue — that project currently has no name.

The description of Logan’s Landing, a mixed-use development located near Belmont Loop and Old Pacific Highway, states that the first phase of the multi-phase project is scheduled to begin construction this summer and is expected to be completed by 2026. The first phase is stated to include 68 residential units and 10,160 square feet of commercial space. The project’s description lists the development, totaling 40,640 square feet of commercial or office space and 272 housing units, on the 19.3-acre property.

The Reflector called Woodland Mayor Todd Dinehart three separate times and left three voicemails this month regarding comments on the city’s growth, but did not receive a response.
