Temperatures, real estate market hot in the area this summer

The Clark County real estate market is heating up for the summer. Here’s a look at a few homes and trends across the northern part of the county and in Woodland.

According to Regional Multiple Listing Service, between June 21 through June 27, 269 new listings were added to the southwest Washington housing market, with 977 pending sales and 137 closed sales. Houses are staying on the market for just 35 days, with the average sale price at $653,800 and a median sale price of $532,100.

Earlier in May as the housing market headed into summer, a total of 934 new listings landed on the real estate market in Clark County, a 9.1% increase from May 2023. Pending sales jumped 9% in a year’s time, while closed sales creeped up 3.2%. Homes have stayed on the market roughly 2.6 months as of May, according to RMLS’s May 2024 Market Action Report for southwest Washington.

Those seeking a home in the $400,000 to $700,000 range are in luck in the county with a total of 363 listings landing in that range as of May. Housing between $100,000 to $400,000 will be a competitive battle and not guaranteed to be move-in ready anymore in Clark County, with only 61 homes in that price range.

In Ridgefield, a 2,206-square-foot four bedroom, three bath home on a 4,791-square-foot lot is listed for $574,900 on Zillow. Zillow estimates the monthly cost will hit $3,514 for the 2013 built home. The home features an open floor plan with an island in the kitchen and a fireplace in the living room. In Battle Ground, a 1,924-square-foot four bed, two bath house on a larger 10,018-square-foot lot is available for $550,000. Zillow estimates that monthly payments will be around $3,392 for the home built in 1998. The backyard features an oversized covered patio, raised garden beds, a fire pit and more. In Woodland, a home just outside of downtown is listed for less than $400,000. The 1,040-square-foot three bedroom, one bath home on a 5,000-square-foot lot comes with an asking price of $385,000. The monthly payment estimate sits at $2,410 per month, according to Zillow. The home built in 1920 has been overhauled with new flooring, amenities and more. In La Center, new construction is leading the market as a 2024-built home packs an asking price of $559,900. The house includes four bedrooms, three bathrooms, with a living space of 1,703 square feet on a 7,804-square-foot lot. The new home lands an estimated monthly payment of $3,539 per month, according to Zillow. This 2024 home includes an open floor plan with 9-foot ceilings. Lastly, in Yacolt, a 2,993-square-foot home resides on a quarter acre lot with an asking price of $575,000. The home features five bedrooms, three bathrooms and a three-car garage.
