Dialysis clinic under construction

An 11,500 square foot, 24-station dialysis clinic is now under construction in Battle Ground and is slated to begin providing service by February or March 2014.

The new Fresenius facility will be located at SR-503 and SW 40th Street (formerly NE 179th Street) near the Camellia residential subdivision.

Jon Stone, public relations and communications spokesman for Fresenius Medical Care North America, said the new clinic will operate Mondays, Wednesdays and Fridays when it first opens, 6 a.m.-4 p.m. Fresenius is the largest dialysis provider in the world.

Fresenius currently operates two dialysis clinics in Vancouver – one in the Salmon Creek area and the other in east Vancouver.

Stone said the new clinic will offer individual television and cable services, along with internet. With some restrictions, visitors will be allowed in the service area, although not when patients commence or complete their dialysis therapy.

Stone said his company prefers locations that are “patient-friendly with regard to access and public transportation.”

The new dialysis clinic is being built by the S.D. Deacon Corp. of Washington.

Pete Snook, development manager for S.D. Deacon, said Deacon Development Group contracted to purchase one acre of land from Achen Development in 2011. Construction was delayed until this year while officials of Fresenius pursued a “Certificate of Need” from the state of Washington.

Snook said the one-story building will have a residential-friendly design with a composition roof, lap siding, and stone accents. Parking will be available for 30-40 cars, he said.

Snook said the building shell plus landscaping should be finished by October, with interior improvements completed by early 2014. The project, including land, engineering, architecture and construction, represents an investment of about $2 million, said Snook.

Snook said officials of Fresenius preferred the Camellia location rather than a shopping center setting.

Developer Mike Achen of Achen Development said the Camellia development consists of 38 acres, 25 homesites and four acres of land zoned for highway commercial uses. All the homesites are sold except one, said Achen, 17 homes have been built and two more are under construction.

The Camellia site was annexed into the City of Battle Ground in 2006. A full traffic signal controls state highway access at the SW 40th Street/NE 179th Street location. Achen praised city officials for the work they did in the annexation and zoning process.

Achen noted that three acres of highway commercial property remain at the site.

“It’s the nicest, permit-ready commercial property in the city,” said Achen, noting that office buildings, mini-mart and gas would be possible future uses.

S.D. Deacon Corp. is a west coast construction firm that specializes in building retail centers and medical facilities. Snook said the company has built more than 100 Safeway stores, plus Fred Meyer and Wal-Mart stores, Ikea stores, the Hazel Dell Town Plaza and the SEH complex in Vancouver.
