A multitude of commercial projects are under construction in the vicinity of the roundabout intersection of Royle Road and Pioneer Street in Ridgefield as economic development continues to boom.
From a fire station to a community and recreation center, and from auto-centric businesses to a grocery retailer, a second wave of economic development has hit the areas surrounding Pioneer Street and Royle Road.
Along South Royle Road, the recently opened Legacy Health clinic, Pure Barre physical fitness and Zaiqa Indian Cuisine headline the Legacy Trails commercial project with Niyom Thai Kitchen still to come.
Just to the north of Legacy Trails, a proposed Clark-Cowlitz Fire Rescue station is still labeled as being in the pre-application phase on the Ridgefield Development Activity Map website.
In the Discovery Ridge commercial project anchored by Rosauers, Reed’s Automotive is proposed and an O’Reilly Auto Parts store is now under construction to join car-centric businesses Les Schwab Tires and Wash Kings car wash. Also at Discovery Ridge, in Phase 3 at Royle and South Third Way, Firehouse Subs has landed at pre-leased status according to Loopnet.
Near O’Reilly Auto Parts, along South 47th Ave., foundations were actively being poured for Discovery Ridge Phase 2 multitenant buildings. However, no tenant leases have been located by publication.
Across Pioneer Street, Take 5 Oil Change, a top-rated oil change business in cities such as Salem, Eugene, Lacey is now under construction. An AutoZone is also listed on the September Development Summary by the city of Ridgefield, with an address similar to the Royle Ridge Station project anchored by Grocery Outlet.
Royle Ridge Station, a project by MAJ Development Corporation, will also include a Fibre Federal Credit Union location and an unknown gas station and convenience store.
East along Pioneer Street lands at the proposed MAJ Discovery Station project where early grading has occurred. The 20-acre project had no new development activity in September and October as of publication.
The Discovery Station project initial site plan does include a large, 84,000-square-foot single story retail building. Though no tenant has been verified, an earlier speculation by Reflector reporter Cade Barker suggested the project could be a site plan for a WinCo Foods location based on projects with matching square footage and identical building shapes in Centralia, Walla Walla, as well St. George, Utah, Cheyenne, Wyoming, Denver, Colorado, Texarkana, Texas and Klamath Falls, Oregon.
In the vicinity of Discovery Station, Dutch Bros filed for a zoning confirmation request for the Pioneer and Discovery Drive area earlier in the summer. The Discovery Station preliminary site plan also illustrated a drive-thru coffee location, a car wash, as well as a gas station project.
