BATTLE GROUND – During the last week of July, construction began The Crossings at Battle Ground Village, a new 55 and older age-restricted apartment community located just west of the Battle Ground Community Library. First occupancy is scheduled for November 2015.

Carmen Villarma, president of The Management Group, Inc.(TMG Northwest), who is handling the leasing and management of the new apartments, said the 70-unit, three-story apartment community will have secured entry access. Common area hallways will be serviced by central elevator with building restrooms and laundry rooms on each floor. There will be 25 interior storage units offered for an additional monthly rent, and the community room management and office will be located on the ground floor. Outside common entertainment areas will also be included.

According to the U.S. Census, an American turns 50 every seven seconds, which is more than 12,500 people every day. By 2015, those aged 50 and older will represent 45 percent of the U.S. population, according to AARP.

“During the successful building, leasing and selling of Seasons on the Park, a 120-unit apartment community in 2013-2014, tenants were showing interest in residing in an age-restricted community,” Villarma said. “Many 55-plus renters are active and healthy individuals interested in the convenience, security and lifestyle of an age-restricted community, but not looking for or needing physical of financial assistance.”

“Currently in Clark County there are no 55 and older age-restricted apartment communities that are not low-income subsidized housing, assisted living or independent living community. The Crossings is a lifestyle community that has many of the same amenities as conventional apartments.”

The Crossings will offer 12 studio apartments, 425 square feet, $625-$645 per month; 30 one-bedrooms, 564 square feet, $660-$695 per month; and 28 two-bedrooms, 785 square feet, $865-$895 per month. The property will include 83 parking spaces. Villarma said they started receiving inquiries about a 55-plus community when they built Seasons on the Park, the only other apartment complex in the Battle Ground Village area. As they have started construction, she said they receive daily inquiries about the apartments. On Aug. 7, they began accepting applications and those accepted will be able to begin selecting their apartments.

“We have provided community rooms, lobbies and entertainment space to allow residents to organize parties and gatherings on their own,” Villarma said. “Planned activities will include movie nights, wine tastings with local wineries and new resident ‘get acquainted’ events. Free WiFi is available in the clubhouse and there are interior storage units available for lease.”

The building is also a secured-entry building, and Villarma said residents will receive codes or something similar for access to the building after hours. The Clubhouse Community Room at the apartment complex will include a full kitchen and gathering spaces on the ground floor along with outdoor entertainment and patio areas.

Tapani Inc., Northwest Siteworks, DJ Electric, Cascade Electric and EK Plumbing are all local area contractors who are working on the project.
